If the famed Gingerbread House is a bit out of reach but you’re longing for a large house and suburban  tranquility in B’KLYN, there are other big homes for sale in Bay Ridge with smaller price tags.

Eye on Real Estate got a good look last week at the iconic Arts and Crafts-style mansion at 8220 Narrows Ave., which Corcoran’s Vicki Negron and Carrie Chiang are marketing for $10.5 million. See those stories if you want to give the landmarked 1917-vintage stone mansion the once-over once again.

On the blocks near the fab fairy-tale house, several properties with charm and personality are being marketed by neighborhood brokerage firms.

“We get buyers who see Brooklyn Heights or Park Slope and then come to Bay Ridge,” said Robert Maguire, a broker at John Maguire Real Estate. “You get more bang for your buck – and you get a garage.”

With big-lawned, stately properties that are often 50 to 100 years old and waterfront proximity, Bay Ridge offers “a little taste of living on Long Island – but with dynamite restaurants and great shopping,” Maguire said.

He’s a third-generation resident of Bay Ridge; his kids are fourth-generation.

* Maguire is marketing a 2,943-square-foot, four-bedroom Colonial house at 8053 Harbor View Terrace with an asking price of $3.995 million.

Richard and Josephine Ribellino have owned it since 1984, city Finance Department records indicate.

If you want to combine it with their expansive lot next door, the total asking price for the two properties is $6.999 million.

By itself, the lot at 8041 Harbor View Terrace is being offered for $2.999 million.

* Alpine Real Estate has a house for sale on Shore Road – that sought-after street which was a tony waterfront getaway back in the day.

The asking price is $3.5 million for the three-bedroom, 4,182-square-foot hilltop home, which has a wrap-around porch and harbor views.

Alpine’s website doesn’t give its exact address, but a visit to the stunning street reveals that it’s 8025 Shore Road. The property has belonged to Andreas and Helen Koutras or their revocable trusts since 1995, Finance Department records indicate.

It had previously been on the market for $3.2 million, an old listing from another brokerage indicates.

* House-N-Key is the sale broker for 147 85th St., a 4,915-square-foot house with a $3.5 million asking price, according to the firm’s website. The gated six-bedroom house is perched on a hill with luxuriantly leafy landscaping – photos don’t do it justice.

Sellers Robert and Elisa Silvestri bought the house for $700,000 in 1996, Finance Department records indicate. The house had been listed last year at $3.2 million, according to StreetEasy.com.

* Jabour Realty is offering 66 87th St. at an asking price of $3.395 million. The price was recently chopped – last month, it had been $3.65 million.

The six-bedroom house was rebuilt in 2007 and is 7,500 square feet in size, according to the firm’s website.

The sellers, James and Nailah Bateh, bought the property for $1.2 million in 2004, Finance Department records indicate.
