Bath Beach homes that aren’t decaying like 85 Bay 8th St. — see related story — command solid sale prices, even those destined for major renovations.

* For instance, the house at 8686 15th Ave. sold for $760,000 in December 2013, city Finance Department records indicate. The purchasing LLC, which has Robert Brusco as a managing member, obtained a city Buildings Department permit in March for the “complete renovation and interior alteration” of the three-family residence on the corner of Benson Avenue. The cost of the work is estimated at $104,275, the permit indicates.

* Across the street from that property, on the opposite corner of Benson Avenue, a handsome semi-detached two-family house at 8685 15th Ave. is under contract, a StreetEasy.com posting indicates. The house had been listed for sale by RE/Max Metro at an asking price of $1.399 million.

According to Finance Department records, William Hongach has owned or co-owned the house on the corner of Benson Avenue since 1978.

* Bergen Basin Realty is handling the listing for 321 Bay 11th St., an attached two-family brick townhouse. The asking price is $1.088 million. It currently belongs to Angel Geraldi and John Perchiacca, Finance Department records indicate.
