Santa Claus is coming to town for an open house

Santa Claus is turning into a real estate agent, at least for one day. Michael Kawochka of Warren Lewis Sotheby’s International Realty, who recently listed a three-family home at 8877 15th Ave. for sale, is turning to Jolly Old St. Nick for help.

Kawochka has found a unique way to attract crowds to an open house that he is hosting on Saturday, Dec. 17. The open house will include not just a tour of the dwelling, but a chance to meet Santa Claus.

The open house will be conducted from 1 p.m. to 3 p.m. There will be a photo booth on the premises for children to have their pictures taken with Santa. The booth will be open from noon to 4 p.m.

In keeping with the festive Dyker Heights holiday tradition, Kawochka and his International Realty colleague Dave Ratner will be offering homemade cookies and hot cocoa to be served on a first-come, first-served basis.

Family photos are free like the cookies, but an RSVP is recommended to cut the line.

“Wait in line at the mall to pay for a photo with Santa?  Fuhgeddaboudit!” Kawochka said.  “Dyker Heights Christmas lights are a destination for 100,000 sightseers every year.  Come take your photo with Santa before it gets dark, tour the open house and make an offer, then start your tour of Brooklyn’s best-lit winter wonderland neighborhood.”

Kawochka was referring to holiday treat in nearby Dyker Heights that has been around for more than 30 years and consists of majestic Christmas decorations in front of private homes. The decorations are a delight to the eyes and ears, as many homeowners share their Christmas spirits by festooning their balconies and front lawns with giant Santas, reindeer, snowmen, nutcrackers and angels while playing recorded music.

The house at 8877 15th Ave., which was built circa 1930 on a 20 x 96.67-foot lot, is a semi-detached home and is three residential units spread over three floors.  

The asking price is $1,288,888.

The home gives the owner the flexibility to convert and reconfigure space to fit any lifestyle as living requirements expand or contract over the decades, according to Kawochka, who said the possibilities include: Keep it as-is for maximum rental income or conduct renovations, such as converting a pair of units to create a duplex.
