The bulldozers are rumbling at a site near Van Brunt Street in Red Hook that’s got enough room for 22 townhouses.

The name of the project is the King & Sullivan Red Hook Townhomes. The developer is Sanba Partners.

We peeked through the construction fence the other day. The concrete foundations of several of the houses were rising out of the earth. Massive mounds of dug-up earth were piled all over the place.

The rowhouses are being built from 109 to 125 King St. and 72 to 84 Sullivan St.

The firm bought the site through an LLC for $5,211,508 in 2013, city Finance Department records indicate. There was an industrial building on the property.

Patty LaRocco of Douglas Elliman is handling King & Sullivan sales. Last fall, there were signed contracts for 12 of the townhouses the week they hit the sale market, the Real Deal reported.

According to LaRocco’s listings, asking prices for King & Sullivan houses now in contract range from $2.925 million to $2.55 million.

The one house currently listed as available, 113A King St., will be a three-story, four-bedroom home with a roof deck and a private parking spot. The asking price is $2.875 million.

On the block where the development is located, there’s another interesting, though smaller, row of single-family homes. They were created by dividing up a garage.

Gino Vitale of Vitale Builders purchased the garage through an LLC for $1.175 million in 2007, Finance Department records indicate. He turned the property into five single-family homes with the addresses 91 to 99 King St.

In 2010 — when the economic downturn that began in 2008 had started to abate — Vitale Builders sold the homes for prices as high as $814,600, Finance Department records show.
