There’s a gap in the streetscape on Brooklyn Heights’ preeminent commercial corridor. But not for long.

Jonathan Rose Companies is about to start building a mixed-use, mixed-income tower designed by high-profile Marvel Architects that’s called the Pierrepont.   

The developer has cleared the site. It recently completed the demolition of 189 Montague St., an office building that’s now just a memory.

Over the past months, from the Brooklyn Eagle’s office windows, we watched the dismantling of it and adjacent apartment building 146 Pierrepont St., which also stood on the development site.

Construction of the new building is expected to start in October, a spokesperson for Jonathan Rose Companies told the Eagle. The work should be finished in 2018.

The 19-story rental-apartment building will have storefronts on both its Montague and its Pierrepont street sides.

The design plan calls for 86 apartments, 20 percent of them affordable units for low-income households earning 60 percent of Area Median Income (AMI), the Eagle previously reported.   

The design did not require the approval of the city Landmarks Preservation Commission because the site is located on a small segment of Montague Street that falls outside both the Brooklyn Heights Historic District and the Borough Hall Skyscraper Historic District.

The building right next door, 185 Montague St., will wind up being designated as an individual city landmark if preservationists get their wish. In August, the Art Deco-style National Title Guaranty Company Building, as it’s called, was put onto the preservation agency’s calendar for landmark designation consideration.

So was its next-door neighbor, neo-Classical 181-183 Montague St., AKA the People’s Trust Company Building, which was built in 1903-1906.
