Developers plan 6-story building next to Halsey St. subway

Developers are planning to construct a six-story residential and commercial building next to the Halsey Street subway station in Ocean Hill-Brownsville that will boast amenities such as two lounges for residents, a children’s playroom and parking spaces for bikes.

MacQuesten Development announced plans for 1510 Broadway, a new 97,000-square-foot, residential-commercial complex that will feature 65 rental apartments and approximately 11,000 square feet of ground-level retail space.

The building will have 26 one-bedroom units, 22 two-bedroom units, 11 three-bedroom units and 6 studio apartments, according to MacQuesten Development.

The site is located at 1510-1524 Broadway on the corner of Broadway and Hancock Street. 

“We are very excited about our newest project in Brooklyn. This innovative transit-oriented development will provide area residents with well-designed, affordable apartments and attractive retail stores while adding new vitality to the neighborhood,” MacQuesten Development Founder and CEO Rella Fogliano said in a statement. 

The new building will have a 7,000-square-foot outdoor courtyard on the second floor; a 1,000-square-foot residential lounge and a children’s playroom on the first floor; a 700-square-foot residential lounge on the second floor; parking spaces for 45 bikes on the first floor and in the cellar and a laundry room on the first floor. 

In addition, 1510 Broadway will have 39 parking spaces for residents and for the retail component, the developer said. 

This is the second residential project currently in development stages by MacQuesten Development. 

The firm is also building Van Sinderen Plaza, a $56 million, 193,000-square-foot complex located at 679 Van Sinderen Ave. and 180 New Lots Ave. in East New York. The plans call for the complex to be housed in two seven-story buildings.

Van Sinderen Plaza will have 130 rental apartments and more than 25,000 square feet of retail and community space, according to MacQuesten Development. 

“We are committed to building sustainable multifamily housing for the communities where they are needed most,” Fogliano stated.

Based in Pelham, New York, MacQuesten Development specializes in financing, designing and construction management of multi-family housing and commercial properties, which are then privately held by affiliated companies. 

The company has developed 11 buildings and 1,500 housing units in New York City and Westchester County since 1992.
