Industrial Zoning Plan will encourage taller buildings in North Brooklyn

The city’s Department of City Planning is scheduled to release a plan to encourage taller commercial buildings in its North Brooklyn Industrial Business Zone, which stretches from Greenpoint to Bushwick along Newtown Creek.

The city’s draft report would allow slightly taller, denser buildings and dramatically reduce parking requirements for new and expanded buildings, according to Commercial Observer.

The area has been home to heavy manufacturing for many years, but light-industrial tenants such as 3D printing services, film studios and furniture makers have been moving to the area in recent years. In parts of the neighborhood, some landlords have begun pushing out industrial firms with the aim of selling to office or hotel developers, Commercial Observer reports.

Manufacturing firms, developers and planners have been pushing to reform industrial zoning in the city for many years, Commercial Observer says. They say the low-density zoning requirements for manufacturing created in 1961 have stymied development – especially the rules for parking, which takes up too much space on already small lots.

Mayor Bill de Blasio and the City Planning Department originally promised to study the North Brooklyn Industrial Business Zone in 2015 and come up with a plan by the end of 2016.
