BAM Cultural District projects to Watch in 2014

There are three crucial residential projects to watch in the BAM Cultural District.

The area, also known as the Downtown Brooklyn Cultural District, is becoming a new Lincoln Center, only better, the experts say. The new apartment towers will help bring that vision closer to reality – in part by increasing the amount of affordable housing in the neighborhood.


* 286 Ashland Place: Two Trees Management is building a glam 31-story rental apartment tower on a parking lot across the street from the Brooklyn Academy of Music.

The most recent Buildings Department filings for the 286 Ashland Place site indicate 381 apartments are planned, plus 45,148 square feet for community facilities, 21,928 square feet of commercial space and covered parking for 83 vehicles.

As previously reported, 20% of the units will be affordable for low-income residents. The cultural facilities include a public library branch, BAM's Hamm Archives Center and 651 ARTS, a performing arts presenter devoted to artists of the African Diaspora.


* EyeBAM: Jonathan Rose Cos. is building a BAM Cultural District project at 280 Ashland Place called EyeBAM. It's a nifty-looking 109-unit apartment house with space for two cultural facilities, the Eyebeam Art + Technology Center and Science Gallery International.

Forty percent of the apartments will be affordable units.

Dattner Architects designed the 12-story building in association with Bernheimer Architecture.

The site is on the corner of Lafayette Avenue; its neighbors are the Mark Morris Dance Center and Shakespeare's new home, the Theatre for a New Audience.


* 598 Fulton St.: The Theatre for a New Audience's other new residential neighbor will be 598 Fulton St., a 51-story rental-apartment tower the Gotham Organization is building.

Half the 585 apartments in the FXFOWLE Architects-designed skyscraper will be affordable units.

Buildings Department filings indicate the planned tower will be 568 feet tall.

The site, a parking lot until very recently, has been fenced off. Construction vehicles are parked there.

The Buildings Department has issued a boatload of permits. Is work starting soon?
