Clinton Hill’s New Townhouse-Style Condos Selling Well

CLINTON HILL — A new townhouse-style development in Clinton Hill that has been largely under the radar is selling well, according to its developer and sales team.

A project of Brooklyn-based HLN Developers LLC with design by Karl Fischer Architects, the development is comprised of two phases on two adjacent streets.

Lineage I is comprised of six four-story buildings with 48 condos at 315-325 Greene Ave.; Lineage II is comprised of four four-story buildings with 32 units to the rear of Lineage I at 136-146 Clifton St.

“They were designed to look like the brownstone buildings that surround them, to blend in with the neighborhood, which is definitely low-rise,” said Toby Klein, vice president of sales and marketing for HLN as well as the project manager. “The first phase, Lineage I, almost completely sold out in 11 months [one unit remains unsold] and we were able to raise the prices during that time.”

Sales were recently launched at Lineage II and already there are three signed contracts and another deal in the works, according to Klein.

The units in both are similar in that all are floor-throughs, with 50 percent one-bedrooms-plus-home-office and 50 percent duplexes — either downstairs with a large fenced patio or at the top with three terraces.

Sizes range from 820 to 1,500 square feet; prices range from $385,000 to $599,000. Finishes are described as high-end and include oversized windows and a washer/dryer in each unit. In addition to the patios and upper-floor terraces, there is a common rooftop terrace.

“And we’re flanked by two city gardens at either end of the buildings, which creates a feeling of even more open space,” said Klein.

Most of the new homeowners are first-time buyers, are from outside the city or are from the neighborhood trading up to start a family, according to Klein, who said “the flexible floor plans and the ability to work from home are attracting those from the neighborhood who want to trade up.”

“It’s a wonderful residential neighborhood with small cafes, coffee houses and even a wine bar opening up on nearby corners,” she added.

An open house will be held on Sunday from 2 to 3 p.m., according to Toni Martin of The Corcoran Group, who is handling sales.A model apartment
