First look at redesigned ‘Pierhouse’ in Brooklyn Bridge Park

Toll Brothers and Starwood Capital unveiled on Wednesday a new rendering of their planned condo and hotel complex off Pier 1 at Brooklyn Bridge Park.

To be built just north of the new “bouncing” pedestrian walkway winding down from Squibb Park in Brooklyn Heights, the Pierhouse will include 120 condos, restaurants and meeting space, retail, a fitness center and a parking garage.

Pierhouse was originally expected to break ground in February, but the developers revamped the design to add flood protections after Hurricane Sandy.

Changes include elevating the building three feet, adding steps and ramps to the lobby, and placing the mechanical systems on the roof, according to the Architect’s Newspaper blog. The project is expected to break ground next month and finished by summer 2015.

The hotel (“1 Hotel”), to be built north of the condo, will have 193 rooms, according to the Curbed blog.

The project is expected to generate $3.3 million in revenues towards the expected $16.1 million annual Brooklyn Bridge Park maintenance budget.
