DUMBO — The first residents are moving into 220 Water St. ( www.220Water.com), a new luxury, loft-style rental building in DUMBO, its developer, GDC Properties, reports.

The five-story former Hanan & Son shoe factory has been converted as an adaptive reuse project by GDC and architectural firm Perkins Eastman into a 134-unit luxury rental development.

It is the Westchester-based GDC’s first development in Brooklyn and New York City, according to Adam Ginsburg, the firm’s co-chairman.

“We’re thrilled to begin welcoming residents to 220 Water St.,” said Ginsburg. “These gracious loft homes were created with the greatest care, skill and materials to maintain the look and feel of classic DUMBO, while offering luxurious and modern living spaces, top-quality amenities and a superior level of service for our residents.”

The 134 apartments are a mix of studios, one- and two-bedroom units, many with home offices and large skylights. There is a variety of floor plans (18 in all) and each unit has 10-foot windows with custom sun shades and 14-foot ceilings.

Rents range from $3,150 to $6,150 per month.

In the building’s adaptive reuse, original elements were restored — including exterior brick walls and concrete or wood-plank ceilings with original timber beams — that preserve the building’s industrial past.

But modern and luxury design elements were also included, like full-size washers and dryers and moveable kitchen islands.

“We’ve already seen tremendous interest in the building, both with appointments and walk-ins, and we’re excited to report strong initial leasing activity,” noted Carre Harnett, GDC Properties’ leasing director.

In addition to a coffee bar in a sky-lit lobby, amenities include a roof deck with a fireplace, lounge chairs and barbeque grills; a fitness and yoga facility adjacent to a children’s playroom; and on-site reserved parking. One of the model units
