Hamlin, Time Equities Break Ground on 9 New Townhomes

BOERUM HILL — Hamlin Ventures and Time Equities, the developers of the already completed, sold and occupied 14 Townhouses on State Street, have broken ground and released the rendering for nine additional single-family homes on the same block.

The new project, to be called “9 Townhouses,” was designed by the same architect, Rogers Marvel Architects, and together the 23 homes comprise almost the entire block between Smith and Hoyt streets as outlined in the original Hamlin-Time Equities proposal for the Hoyt Schermerhorn Urban Renewal Area.View of the kitchen and yard of one of the ‘14 Townhouses.’	Photo by Nathan Sayers

According to developer Abby Hamlin, this second group of townhouses will be built in the same design as the others, with their exteriors in varying brick colors and in a pattern “that continues the rhythm established by the 14 Townhouses” project.  

“From the beginning, our intent has been to complete State Street with 23 single-family townhouses,” she said in a published statement. “The ‘9 Townhouses’ are the second phase of a purposeful architectural statement that is modern and of today and yet compatible with the historic neighborhood.”

The homes are described as having approximately 4,000 square feet of family living space on five floors, with ceiling heights that range from 10 feet to 22 feet.

Sustainability, LEED-Gold Certification

“‘9 Townhouses’ improves upon ‘14 Townhouses’ in one important aspect, namely, sustainability,” said Hamlin, adding that this was a central focus for the design team.

“When ‘14 Townhouses’ was developed there was no LEED for Homes program to guide sustainable development of single-family homes. They were designed for energy efficiency, but the new homes go much further in their rigorous application of sustainable development technologies. At present, we are on target for LEED (Leadership in Energy and Environmental Design) Gold certification and will qualify for the NYS Energy Rsearch and Development Agency (NYSERDA) Energy Star Homes program as well.”

Pricing will start at $3.5 million, according to Hamlin, who said Corcoran Group agents Leslie Marshall and James Cornell will be handling sales.
