Eye On Real Estate: What fabulous foodie might become The Shack's new neighbor?

Park Slope landlord Michael Pintchik expects to start construction next week “with a little bit of luck, assuming there are no glitches” on the site at 170 Flatbush Ave. that will put Danny Meyer's Shake Shack thisclose to Barclays Center.
And the burger-and-fries mecca could be getting a “very successful Manhattan restaurateur” as a new neighbor, landlord Pintchik revealed to the Brooklyn Daily Eagle. That tenant has a lease out for the combined retail spaces at 208 and 210 Flatbush Ave., with plans to build a “Brooklyn-centric” restaurant, he said.
“People are going to be very pleased with our choice,” predicted Pintchik, whose family owns several properties with vacant retail spaces near the Brooklyn Nets' new home.
The spaces at 208 and 210 Flatbush are in a row of four buildings that New York Methodist's walk-in clinic vacated. He's renovating the other storefronts, at 212 and 214 Flatbush Ave., and will soon make them available for rent, either separately or as a single space.
His vacant spaces in the Barclays area are targeted towards home furnishings and fashion tenants as well as restaurants, so there will be a mix of newcomers.
Shake Shack spokesman Greg Waters said the goal is to open the Flatbush Avenue restaurant in late spring of 2014.
“Being located directly across from Barclays Center will be very exciting for us, as it plants us firmly within walking distance to several great neighborhoods from Park Slope to Fort Greene,” Waters said.
“We hope this Shake Shack will be the place where New Yorkers can come together to celebrate the best of Brooklyn's culture, sports and entertainment.”
The nosh spot's Brooklyn debut location on Fulton Mall is wildly popular.
The hoped-for opening date for Shake Shack's third Brooklyn location, at 1 Old Fulton St. in the Fulton Ferry Historic District, is also late spring 2014. It's too early to tell which of the new sites will open first, Waters said.
The word on the street is that the rent for Shake Shack's Flatbush Avenue space is more than $150 per square foot. Neither Pintchik nor Waters would disclose lease terms.
Asking rents for various landlords' retail spaces near Barclays range from $85 to $250 per square foot.
There's a vacant storefront remaining at 170 Flatbush. Pintchik has met with prospects who have shown interest in that space. Also, he's got a “For Rent” sign up at 236 Flatbush Ave., where he had a tenant “whose funding went south,” he said.
