RealDirect.com, an alternative online brokerage that describes itself as “bridging the gap between for-sale-by-owner and a traditional brokerage,” notes that recent market reports reveal there is a strong increase in demand and pricing for three- plus bedroom apartments and homes in brownstone Brooklyn.
Doug Perlson, co-founder and CEO, believes this is a strong indicator that more parents want to raise their children in the city.
He also cites reports that more than one in every 20 people living in New York City today is a young child, according to RealDirect.com.
Perlson has two local examples of this increasing demand for larger family-sized apartments:
• More than 30 people came to a recent open house at 328 Bergen St. in Boerum Hill, in the first week it was on the market. Perlson said he received five offers on that same day.
• Another listing of his, for a three-bedroom unit at 556 State St., also in Boerum Hill, attracted six offers. It sold after only one week on the market.
“The request for larger homes is booming with the minimal supply, causing bidding wars on listings in such neighborhoods as Cobble Hill, Park Slope, Boerum Hill, Carroll Gardens and elsewhere in brownstone Brooklyn,” said Perlson, who adds, “These listings are spending little to no time on the market.”
