CLINTON HILL — Brown Harris Stevens (BHS) Commercial Real Estate of Long Island reports a new listing for “prime medical office leasing opportunities” at a brand new residential building in Clinton Hill.
Located at 535 Clinton Ave. just off Atlantic Avenue, the space offers a total of 23,107 square feet on three levels, according to David Sargoy, who is handling leasing and marketing along with Long Island BHS colleague Irwin Rachlin.
Sargoy said there are approximately 9,245 square feet on the lower level, 4,386 square feet on the first floor and 9,476 square feet on the second floor of the 13-story, 30-unit building.
“The spaces can be divided,” said Sargoy, noting that they will be available for occupancy this summer.
Asked if retail use is permitted in the space, Sargoy said it is not — only a medical or community facility is permitted.
Additionally, the spaces will be wired and plumbed for the medical staff and doctors, according to Sargoy, who also noted that there will be parking available to the medical staff for a monthly fee in the new development’s underground parking garage.
