DOWNTOWN BROOKLYN — CPEX Real Estate, based in Downtown Brooklyn, reports that its Retail Leasing Team of Eric Altschul and Ryan Condren closed out 2011 with a flurry of lease signings, including two in Brooklyn, one in Manhattan and one in Queens.

In Brooklyn, the team handled the lease for a high-end day spa in 4,500 square feet of street-level retail space at 525 Court St., a new mixed-use condominium building in Carroll Gardens.

Additionally, as previously reported in the Eagle, the team placed a pediatric dental practice in 2,000 square feet of space in the new rental residential building known as The Arias, at 150 Fourth Ave. in Park Slope/Gowanus.

“Eric and Ryan are an amazingly effective team and they continue to impress owners with their energy and competence,” said Timothy D. King, managing partner at CPEX, in making the announcement. In Manhattan, the pair arranged a lease for the former Mama Mexico restaurant at 214 East 49th St. “The 1,200-square-foot space rented for over $120 per square foot to another restaurant operator,” said King.

In Queens, the pair rented a 6,150-square-foot space at 345 St. Nicholas Ave. in Ridgewood for use as a radiology office.

This is the second lease that Altschul and Condren have arranged for the landlord of this 40,000-square-foot shopping center in Ridgewood, according to King.
