Park Slope 4-Story Bldg. Sells for $1.48M

PARK SLOPE — Marcus & Millichap Real Estate Investment Services reports the sale of a mixed-use property in Park Slope.

The 5,388-square-foot building, at 413 Seventh Ave., sold for $1.48 million, according to J.D Parker, regional manager of the firm’s Brooklyn office.

“That price amounts to approximately $274.68 per square foot,” he said.

John Horowitz and Matthew Fotis, investment specialists in the Brooklyn office, represented the seller, a limited liability company. The buyer, a private investor, was secured and represented by Adelaide Polsinelli, an investment specialist in the firm’s Manhattan office.

“This mixed-use building, located on Seventh Avenue in Park Slope, was listed by our Brooklyn office and sold to a 1031 exchange buyer through our Manhattan office,” said Horowitz. “Marcus & Millichap’s ability to expose this asset to buyers throughout New York City allowed our seller to achieve a strong price even in this current market environment.”

Added Polsinelli, “Thanks to the collaborative efforts of both offices and all parties to this transaction, we were able to overcome all of the challenges facing today’s real estate industry.”
