Renovated 10 Clark St. Now Has Roofdeck

BROOKLYN HEIGHTS — A six-story residential building in Brooklyn Heights, one of two previously owned by the Watchtower Bible & Tract Society and sold this spring to the same buyer, has put 37 much-needed rental units on the market.
The building is at 10 Clark St., near the corner of Columbia Heights, and just steps from the Brooklyn Heights Promenade. It contains 42 units, most of them studios, with five occupied by tenants who pre-existed Watchtower’s acquisition of the property in 1988.
The new owners, listed as GC Clark LLC with a Manhattan address on city documents, also purchased 67 Livingston St., known locally as the “sliver building,” from Watchtower, according to Arlene Waye of Awaye Realty Management, who has the exclusive on leasing the units at 10 Clark and will probably have the exclusive at 67 Livingston when those units become available.
“The apartments have been completely renovated, with stainless steel appliances, new bathrooms and walk-in California Closets, and are available for immediate occupancy,” said Waye.
Additionally, laundry and storage rooms have been added in the building as well as a common roofdeck with WiFi access and great skyline views.
The lobby has also been redone.
“It’s gorgeous. It looks like the lobby in a Manhattan apartment building,” said Waye,
Rents are starting at $2,050 for the studios, which average about 450 square feet.
Only on the market a week, leases are beginning to be signed this week, according to Waye, who is scheduling open houses on Saturdays (noon to 2 p.m.) and Sundays (1 to 3 p.m.).
The new owners told Waye they did not want to comment for this article.
According to PropertyShark.com, the building on Clark Street closed in April for $12.5 million; the one on Livingston Street closed in March at $18.6 million.
Waye, who had 16 years of experience with Brooklyn developer David Gaunt before forming her own real estate company four years ago, said she continues to work with developers and builders as a consultant.
Acknowledging the poor state of real estate sales nationwide, she believes that this situation does not exist in Brooklyn.
“Our phones are still ringing. We’re selling and renting property daily,” she said. “People love Brooklyn. It has a neighborhood feel, and it’s close to Manhattan. It’s the best of both worlds, people want to live here.”
