Livingston/Schermerhorn Development Takes Shape

Nearly Ready for Its Topping Out

DOWNTOWN BROOKLYN — Developers Lou Greco Jr. and Mario Procida, principals of SDS Procida, report that a “topping out” is near for their new 25-story residential tower on Livingston Street in Boerum Hill.

They are still estimating a fall 2008 completion date.

SDS and Jamestown Properties Corp. are jointly developing the mixed-use project, which will also include a smaller, six-story loft building with townhouses facing Schermerhorn Street.

As previously reported, the tower and loft building, which are to be arranged in a mews-style configuration, will contain 246 condominium units and 15,000 square feet of retail and commercial space on the ground floor. The architectural firm Stephen B. Jacobs Group Architects is designing the project.

Amenities will include a second- floor greenhouse opening onto a central common garden between the two buildings plus a fitness room, entertainment lounge, screening room and an underground attended parking facility.

It is to be called BE@schermerhorn, part of SDS Procida’s BE@properties line of residential condominiums.

“With BE@properties, we are targeting young, urban professionals interested in a social atmosphere and creative design at an affordable price,” said Procida. Boulevard East at 53 Boerum Pl. in Downtown Brooklyn was also a BE@properties development.
