Imagine Early Learning Center Leases Space at Beacon Tower

DUMBO — A much-needed day care center will open soon in DUMBO. An Imagine Early Learning Center has leased space in the new residential Beacon Tower at 85 Adams St., according to Petar Videv of A&I Broadway Realty, who handled the transaction.

Videv represented the property developer, Boymelgreen Developers, handling both the negotiations and finalizing of terms for the ground floor 3,753-square-foot space at the corner of York and Adams streets.

“The tenant is ... a day-care center with specific needs in terms of lighting, air, egress conditions and licensure requirements,” said Videv, who added that the transaction thus had to be “very creative in its conception” and in the analysis of the tenant’s architectural needs.

As has often been reported, DUMBO is a rapidly changing neighborhood and the population has grown faster than the availability of basic services such as day care.

“This deal brings a day care center to a community much in need of one,” Videv said.

The prime corner location attracted a lot of interest from banks, supermarkets and various national franchises, which were prepared to pay top dollar, according to Videv, but this deal was “satisfactory to both the landlord who got the best possible price combined with a preferred use, and the tenant who was able to negotiate great lease terms.”

The transaction, which took approximately six months from the initial offer to the signed lease, has been nominated by the Real Estate Board of New York (REBNY) for a “REBNY Retail Deal of The Year Award,” he said.
