Topping Out Celebrated, Winter Completion Anticipated

PARK SLOPE/GOWANUS — Calling it the Argyle Park Slope, developers of the 12-story condominium on Fourth Avenue (actually on its Gowanus side) and one of the first completed since a rezoning allowed for greater height and density along that corridor, report that its topping out has been celebrated and already 70 percent of the units have sold.
Developers Fredric Oliver and Stephen Levine of Wheaton Associates attended the topping out to thank and congratulate members of the construction team for their work on the building.
“We are thrilled at the progress at the building and are looking forward to welcoming our new residents in just a few months,” said Oliver.
The Corcoran Sunshine Marketing Group is handling sales. a project of Wheaton Associates. A winter completion and occupancy is planned.
The 60-unit building, which is set at a 90-degree angle at Seventh Street and Fourth Avenue, was designed by Meltzer/Mandl Architects, a Manhattan firm known for its design of several Brooklyn buildings, including The Smith at Atlantic Avenue and Smith Street.
Calling it a “folded building,” the architects told the Eagle in 2006 they were creating a modern glass and masonry structure where the two halves will be “gracefully joined” by linked massing.
“Because of the unusual [L-shaped] site configuration, the folded building will separately front Fourth Avenue and Seventh Street without interfering with the historical character of an existing turn-of-the-century corner building,” said Marvin Meltzer. “Instead, it integrates a distinctly modern accent with an avenue defined by an eclectic mix of turn-of-the-century, prewar and 1950s low-rise commercial and residential buildings with ground floor retail.”
Adding that it was important for the firm to acknowledge the existing historical character, Meltzer added that the architects also wanted a design that would help revitalize the immediate area and make it as desirable as the nearby residential blocks.
Sales began a year ago, and 70 percent of all units have now been sold, according to Rafa Maciejak, sales director for Corcoran Sunshine. A majority of buyers are from within Park Slope.
“We were very pleased at the reaction to date,” said Maciejak. “The response from both Brooklyn and Manhattan buyers has been tremendous, with more than half of our sales to residents already living in Park Slope. We see this as a great endorsement for our location.”
The upper floors have panoramic views of Park Slope, the Manhattan skyline, New York Harbor, and the Statue of Liberty.
“When buyers move in they will be pleasantly surprised by how vast the views are in nearly every home,” said Levine.
The remaining one-, two- and three-bedroom units are priced between $475,000 and $965,000. Building amenities include a virtual doorman, fitness center, onsite parking and a rooftop outdoor common area with a natural cedar pergola.
