NYS Housing Corp.Approves Funds for More Affordable Housing in B’klyn

OCEAN HILL — The board of the New York State Affordable Housing Corporation (AHC) recently approved $2 million in grants to create more affordable housing — including home ownership opportunities — in the Ocean Hill/Brownsville section of Brooklyn.

The local approval was part of a $64.2 million package of financings approved by the AHC and its parent agency, the NYS Housing Finance Agency.

In Brooklyn, the AHC approved a $1.32 million grant to the city Housing Partnership Development Corp. for the construction of the Pacific and Dean Street Homes Phase II, consisting of 11 three-family homes.

The 11 three-family homes — at 2279-2319 Pacific St., 2326-2338 Dean St. and 2320 Atlantic Ave. — will contain a three-bedroom owner’s unit, a two-bedroom rental and a one-bedroom rental. Several energy-efficient and cost-saving elements are being incorporated into the project, including Energy STAR appliances, energy-efficient or “cool” roofing and the recycling of construction waste. The developer is Pacific and Dean Street Houses LLC, which is controlled by TNS Development Group Ltd.

The architect is Barbara Skarbinski of ABS Architects, a Manhattan-based company. The total cost is nearly $8.8 million. In addition to the AHC grant, the project will receive $1.7 million in subordinated land and $166,500 in capital funds from the HPD.

“Today’s approvals demonstrate our commitment to provide housing for low- and moderate-income New Yorkers, including those with special needs,” said Priscilla Almodovar, AHC president and CEO. The Pacific and Dean Street Homes will be reserved for households earning up to $68,824 for a family of four.
