The Madison Celebrates Its Topping Out

Possibly Only Luxury Rental Building Under Construction in Midwood Area

MADISON/BEDFORD — A new luxury residential building at 3692 Bedford Ave. in the Madison/Bedford neighborhood south of Kings Highway celebrated its topping out earlier this month.

The eight-story, 51-unit building, to be called The Madison, is a project of JRK Development Group and M&R Management, both divisions of a fourth-generation family-owned and operated real estate firm with many properties in Brooklyn and Manhattan.

Zachary Kerr, president of M&R, said The Madison is the two companies’ first residential development project since the 1970s and their second recent collaboration since the 2006 completion of 1928 Bay Ave. in Midwood, a commercial renovation that is now an advanced professional building.

“The successful topping off of The Madison as scheduled, despite the economic pressures that have brought most other development projects to a standstill, is reflective of the commitment we have brought to the real estate market for over 70 years,” said Kerr, who credits the firms’ strategies for its succces “through changing economic cycles.”

The reinforced concrete superstructure with its red brick and limestone exterior will soon offer 51 rental apartments — including studio, one- and two-bedroom units.

The companies were responding to a growing need for luxury rental apartments in the area.

“There is a great need for upscale rental residences that meet the demands of today’s active families and their lifestyles,” said Kerr. “We have designed our apartments with a number of modern amenities required by today’s busy families while filling a void for luxury rental housing in South Brooklyn.”

Highlights include nine-foot ceilings, high-end finishes and a full array of tenant amenities like doorman service, Sabbath elevator service, a fitness center, children’s playroom, tenant storage facilities and closed circuit security and monitoring.

Integrating the area's housing needs with demand for professional office space, the building will offer three leasable suites on the ground floor for medical offices or similar use. The project calls for 27 on-site covered garage spaces, and a dramatic, professionally landscaped backyard will create a serene atmosphere for its tenants to enjoy year-round.

In addition to M&R and JRK, the project team includes Karl Fischer Architecture, Glickman Engineering and Axis Design Group, with interior design by Durukan Design.
