DOWNTOWN BROOKLYN — The permits have been approved by the Department of Buildings, the majority of the interior space has already been gutted, a new architect’s rendering was released and the marketing materials are ready for the two levels of retail space at 345 Adams St., according to Robert Greenstone of Greenstone Realty, who has the exclusive.
“We will do a major push in the next couple of months,” said Greenstone. “The new retail spaces should be leased and occupied within a year, if not sooner.”
As previously reported, the two floors of retail at 345 Adams is a project of Muss Development, which also built the adjacent Renaissance Plaza, New York Marriott at the Brooklyn Bridge, and Morton’s The Steakhouse.
Principal Joshua Muss has entered into an agreement to own the two floors of the city-owned 345 Adams building and plans a major renovation to the exterior as well, particularly along the Adams and Willoughby Street sides.
Greenstone, who also handled the lease for Morton’s, said of the new look created by Barry Rice Architects of Manhattan, “It will be a vast improvement. Muss has a very substantial asset on that block — with the Renaissance Plaza, Marriott and Morton’s. This will make it iconic. It [the retail] will out-Saks Saks.”
Asked about the current economy and its relation to upscale retail, Greenstone was not worried, saying it’s not as if he has a huge amount of space to fill, only 35,785 square feet.
“But people will eventually want to go out and they will want to shop,” he said, adding that people are also looking for alternatives to what’s there. “It’s all about who my customer is and how many there are. Morton’s helps. MetroTech helps. The attorney mix at Renaissance Plaza (there are 500 of them) helps. All the banks in Downtown Brooklyn help. And a daytime population of 100,000 helps.”
Greenstone is looking for retailers that will be complementary to Morton’s — “Not a Staples and not a Duane Reade, although I’ve been approached by both, and maybe not a Tiffany’s, but definitely something like a Brooks Brothers.”
He has no commitments yet, however, only lots of nibbles.
Greenstone praised Muss for “a really great development and for having a great vision,” a great gift for any broker.
