Ideal Properties Group Brokers Several Leases, Including One With Green Restaurant Certification

GOWANUS — Some news is good news. Brooklyn-based Ideal Properties Group reports brokering several leases in recent months, primarily in the Park Slope/Gowanus area.

If that isn’t good news enough, one of the new lessees could well be Brooklyn’s first “green” takeout restaurant, meaning it will have Green Restaurant Association certification.

The site, at 163 8th St. in Gowanus, a 2,500-square-foot space, will house a green take-out restaurant expected to be named Michael & Ping’s Modern Chinese Take-Out. A Manhattan and Park Slope restaurateur signed the 10-year lease for the space and will hire a LEED-certified architect to design it, according to broker Maria Patricia Slee, who handled the lease.

“The project is seeking Green Restaurant Association certification, the first to have applied for certification in Brooklyn,” said See. “Delivery will be conducted by economical, sustainable vehicles, running on bio-fuel produced by the restaurant’s own kitchen.

The additional leases include the following:

• 81 19th St., Gowanus, a 1,000-square-foot storefront. Broker Maria Sartori-Spencer handled the five-year lease with PrettyProps, set designers for the photo industry. PrettyProps will use its new space as a furniture and set showroom, as well as for sponsoring art exhibitions.

• 540 President St., Boerum Hill, a 1,560-square-foot office space leased by a group of speech therapists. The group inked a five-year lease, with an option for five additional years, according to Sartori-Spencer.

• 505 Carroll St., Gowanus, a 2,969-square-foot commercial unit. Karen Christian brokered the 10-year lease for Punched In The Head Productions, a TV documentary production firm.

• 55 Washington St., DUMBO, a 1,000-square-foot office space Ideal Properties’ Brad Einhorn represented the tenant, The Brooklyn Philharmonic, in renting a 1,000 s/f office space at 55 Washington Street in Dumbo.

• 453 7th Ave., Park Slope, a 700-square-foot storefront, has been leased by M.A.E., described as a high-end vintage clothing and shoe store. M.A.E. signed a 10-year lease.

• 216 Flatbush Ave., Park Slope, a 1,300-square-front storefront, has been leased by a Brooklyn restaurateur, EAEH Inc., looking to serve “authentic Mediterranean fare.” The restaurateur inked a five-year lease, with an option for five additional years.

• 546 3rd Ave., Gowanus, a 5,000-square-foot office space. A professional conglomerate, including a law office, credit protection firm and title company, known as High Rise Abstract, have a five-year lease.

• 706 Washington Ave., Prospect Heights, a 1,552-square-foot space, will soon be home to The Flying Monkey, touted as “Washington Avenue’s newest watering hole.” The owners signed a five-year lease for its Prospect Heights location, slated to open in mid-summer 2009. The bar joins its sister venue in Bushwick, the Kings County Bar.

• 98 4th St., Carroll Gardens, a 1,500-square-foot commercial space, has been leased on a one-year basis to Good Groceries Inc, a Brooklyn-based manufacturer and distributor of dry goods.
