Everybody Gets a Deal at La Mer in Sheepshead Bay

Developers of Waterfront Condominiums Ready to Sell Quickly

SHEEPSHEAD BAY — “We’re looking to sell. Get in, get out. Everybody gets a deal,” said Michael Weiser, developer of the La Mer Villas at 2908 Emmons Ave. in Sheepshead Bay.

One of only a few luxury properties in Brooklyn that is right on the water (Weiser cites The Breakers nearby on Emmons Avenue and Oceana on the boardwalk in Brighton Beach), it is one of the only places in Brooklyn where you can have a private marina right in your own backyard, said Weiser, a principal with Odessa Partners, an affiliate of GFI Capital Resources Group.

“That is what attracted us to the project,” he said, adding that those other developments have so many units “they don’t have the charm we have.”

With only 19 residential units, and three commercial spaces, La Mer offers residents privacy and exclusivity, he said.

Odessa, which acquired the property on foreclosure last October — it had been on hiatus for several years — has invested more than $1 million in upgrades, mainly for the spa, which includes a fitness center with a pool, sauna, steam room and party room in 3,500 square feet.

With the certificate of occupancy now in hand, marketing has begun in earnest with an in-house sales team.

Currently, seven of the units have been sold and, hopefully, the remaining will be sold by the year’s end. “We think that even in a recession, the best projects will sell quickly,” Weiser said.

Of the 19 units, four are called flats and are accessible by elevator; the remaining 15 are essentially triplexes, with some townhouse-style in three stories above ground, and some single-family-home-style with a basement and two levels above.

They include two-, three- and four-bedroom layouts but “each is designed to maximize the fabulous water views.”

Asking prices range from $649,000 to over $1 million.

In addition to the spa, other amenities include outdoor space for every unit, plus several rooftop terraces, a private marina with boat slips and a boardwalk, and underground parking.

The complex also contains three commercial spaces, or two spaces if two are combined: a smaller one at 425 square feet; the combined space at 1,900 square feet.

These will have separate entrances from the residential entrance, according to Weiser.

“We have not been marketing these yet, but will begin that process within a week or two,” said Weiser, adding that a lease arrangement might be considered.

Open houses are being held from 6 to 8 p.m. every Wednesday, and from 1 to 4 p.m. every Sunday.
