DOB to Limit Height of 333 Carroll St. Project

De Blasio Credits Council for Recent Downzoning of Carroll Gardens

CARROLL GARDENS — City Council Member Bill de Blasio reports that the city’s Department of Buildings (DOB) will require a development project at 333 Carroll St. in Carroll Gardens to reduce its height.

New restrictions on this site are the result of the recent downzoning that caps buildings in residential Carroll Gardens at 50 feet. That downzoning was sponsored by de Blasio and passed by the City Council last month. “Today we are seeing the voice of the community in action. Stopping 333 Carroll St. from becoming another out-of-scale development is an important step in protecting the historic character of this wonderful neighborhood. This is a win for the residents of Carroll Gardens and clearly sends a message to developers citywide,” de Blasio said.

The project, originally designed by Robert Scarano Architects and cited a year ago for failing to comply with zoning regulations, is still close to 70 feet, despite a change in architect, according to de Blasio. “Although buildings that are already under development do not always need to comply with new rules passed by the council, the DOB ruled that this project will have to reduce its height,” he said.

A review of DOB records reveals that a Stop Work Order currently exists for the property. Additionally, Karl Fischer Architects has replaced Scarano.
