32 Units Sell in 4 Hours at Unfinished Beacon Tower
DUMBO — With recent reports of people camping out overnight and selling their places in line at another DUMBO condominium, it may not come as a surprise that 32 units sold in under four hours for a condominium at 85 Adams St., corner of York Street in DUMBO.
Named Beacon Tower, and currently DUMBO’s tallest building at 23 stories, it had its grand opening party for brokers last Thursday, and 200 people came.
A project of Leviev Boymelgreen Developers, with design by Cetra Ruddy Architects of Manhattan, completion is more than a year away yet the demand is unprecedented and the building has already been re-priced, according to Jay Schippers, head of The Corcoran Group’s Brooklyn Development Division. The division is the exclusive marketing agent for the building.
“We put 39 units on the market beginning at 8 a.m. today [Thursday]. By 12:30 p.m., we had 32 units sold at over $750 per square foot, so we closed down sales and raised prices about 5 percent,” Jay Schippers told the Brooklyn Eagle on Thursday. Sales were reopened at noon Friday after approval of the new price amendment.
“Most of the units sold were on low floors with minimal views as we had not released the better units. We wanted to get a good momentum going before we released the better units. It seems our strategy worked,” he added.
Sara Mirski, a developer with Leviev Boymelgreen, corroborated these details.
“The apartments are selling like hot cakes. We had to shut down sales at noon Thursday to re-price the building due to overwhelming demand,” she said, adding that 16 more apartments were released on Friday afternoon.
“We sold 10 apartments per hour and have an appointment scheduled every four minutes through Sunday. We are being told that there is nothing like this product in DUMBO. People are raving about the elegant sophisticated finishes and efficient open apartment layouts. The sales office [at 57 Front St.] is a classy venue,” she said, adding praise for Corcoran’s “professional, friendly sales agents.”
A full-color ad appeared in the New York Post on Wednesday, and there were advertisements in both the Wall Street Journal and New York Times this past weekend, according to Mirski.
According to Mirski, the 314-foot, 115,420-square-foot building will contain 79 condo units, a mix of one- and two-bedroom apartments plus three three-bedroom penthouses. Noting the proximity to the BQE and the Manhattan Bridge, Mirski stated the units will have acoustically designed windows to ensure quiet and, of course, “outstanding views.”
Most units will also have private terraces and there will be a common rooftop terrace on the 22nd floor. A fitness center, exterior garden, below-grade parking for 35 cars and retail space totalling about 3,700 square feet are also planned.
Corcoran planned an open house from noon to 4 p.m. on Sunday, April 10, but a model can be seen by appointment at all other times.
A website — 85adams.com — was also activated over the weekend, according to Schippers.
