Park Kwik, a subsidiary of Two Trees Management Co. and operator of the parking garages in its various buildings, believes is has now built what is arguably the safest underground parking garage in the city —
at 110 Livingston St. in Downtown Brooklyn, part of the condo conversion of the former Board of Education headquarters.
The fact that it is in the original basement of this building and was never intended for use as a parking facility created a challenge, according to Ariel Azria, general manager of Park Kwik.
“Because this garage was originally designed for basement purposes and not as a parking lot, the column spacing is very tight,” he explained. “All of the columns also have unsightly fireproofing on them that might scratch cars if it was left as is.”
According to Azria, the solution was Concrete Wrap®, an impact resistant foam material engineered as collision protectors that strap snugly around the columns.
“As far as I know — and I did look far and wide when we started this project — there isn’t a safer parking system out there,” he said of the boiler-rich basement that is now a 225-car mixed-use garage for both the condo residents and public patrons.
“The Concrete Wrap pieces protect the vehicles from any damage, they were easy to install and they are very flexible for the various column widths because they are adjustable in size,” he continued. “We’ve already put a lot of wear and tear on them just during the rehab construction, but they have held up well.”
This “standout parking garage” is all the more amazing because it is brightly lit, has two entrances and offers valet parking, according to Azria, who believes it may be the first in the city to use Concrete Wrap.
“But based on the impressed reaction of competitors who have visited our facility I expect that this kind of safe parking system will get picked up by valet parking and other parking facilities all over the city once word spreads,” he said.
