GOWANUS/SOUTH SLOPE — Sales were launched two months ago for a 156-unit condominium at 500 Fourth Ave. in Gowanus and already 20 percent of the units have sold.
Joyce Kafati-Batarse, senior vice president of Prudential Douglas Elliman, who is handling sales for the Scarano Architects-designed building, credits the amenities and finishes for the building’s success.
“In addition, buyers can take advantage of an early bird buyer incentive offering 10 percent off the asking price of any unit through July 31st,” she said.
A project of the Park Slope Group LLC, with Michael Matrisciani identified as a principal in city documents, the estimated completion date for the 12-story building is late fall.
The 156 units include studios and one-, two- and three-bedroom apartments ranging in size from 539 to 1,456 square feet and prices ranging from $342,000 to just over $1 million. Most will have outdoor space, with balcony or terrace.
There is also one 3,000-square-foot duplex townhouse priced at $1.426 million,
“This provides a unique opportunity to own a new-construction townhouse in this historic Brooklyn neighborhood,” said Kafati-Batarse.
Batarse adds, “500 Fourth features everything a homebuyer could want — incredible amenities and services, exquisite high-end finishes and location in one of New York City’s most sought after neighborhoods, all while maintaining low common charges, a 421-A tax abatement and unbelievable prices, providing excellent value.”
Building amenities will include a 24/7 attended lobby, storage space for cold food deliveries, an on-site parking garage and a 5,000-square-foot “Club 500,” a lounge that can be used for social events, business meetings or private screenings. It will house a kitchenette and gaming area with pool table.
Adjacent to Club 500 will be a 2,500-square-foot landscaped terrace.
Additional planned amenities include full-time concierge service to arrange everything from move-in services to theater reservations, a state-of-the-art fitness center, a solarium for yoga, dance, meditation and stretching; and a children’s playroom.
