All 14 Loft Units Leased in 1 Day

WILLIAMSBURG — Bedford Avenue in Williamsburg seems to be winning a popularity contest in residential building development.
Last month, the Eagle reported on Zazza Williamsburg, a brand new 20-story, 66-unit building at 424 Bedford Ave., where sales are brisk.
This week, the Eagle has learned that a building with 14 loft rental apartments was completely leased in a single day.
“The apartments were released to the market at 11 a.m. and by noon 50 percent had deposits from potential renters,” said David Maundrell of AptsandLofts.com. “By the end of the day, all 14 units had been leased.”
This building, at 320 Bedford Ave., corner of South 2nd Street, is a project of CS Management LLC and was designed by Scarano Architects.
It has a red brick facade with floor-to-ceiling windows. Inside, the mix of studios, one-bedrooms and two-bedrooms all have open layouts, nearly 17-foot ceilings, large kitchens, generous closet space and outdoor space. The building also has a bicycle storage room.
Rents ranged from $1,800 to $3,300 per month.
Additionally, as part of a marketing campaign, new tenants will receive a six-month free gym membership at Maxim, North Williamsburg’s only fitness club — courtesy of the developers.
Also, as part of Aptsandlofts.com’s marketing campaign, the diverse, international population of Williamsburg was highlighted. Hence, the 40-foot banner that draped the side of the building, which had the word “large” in several languages: “GrandĂsimo, AĂ®nĂ©, Wielki, Grande, BĂĽyĂĽk, LOFTS!”
“We wanted to make sure to appeal to everyone in multicultural Williamsburg,” said Alex Saltalamacchia, director of leasing for the building.
The property also features two retail storefronts totaling nearly 6,000 square feet on two levels. The developers say they are seeking a restaurant, grocery or boutique clothing store as possible future tenants.
