Complicated Conversion, Garage to Love Lane Mews, Moves Forward

Developers Anticipate Completion by Late Spring or Summer 2010

BROOKLYN HEIGHTS — The netting has been removed, revealing a cleaned brick exterior at the corner garage building that will become a residential development at Love Lane and College Place in Brooklyn Heights.

To be called Love Lane Mews, the development is on its way for a late spring or summer completion date, according to Bob Esnard, project director of the Zucker Group, a partner with Sterling Equities in the garage-to-condominium conversion.

“It’s a very complicated project,” he told the Eagle Tuesday, referring to the complex interior work, where five adjoining buildings on the west side of College Place have different levels. All the levels have to match at the cellar level that will be common to all the buildings.

“We are 90 percent finished in terms of correcting deficiencies and making it appropriate for residential use,” he said.

But there are additional complications.

“All of the buildings were constructed differently. We’ve got concrete, we’ve got brick, we’ve got wood and we’ve got steel,” he said. “We are progressing, though slowly, and we are going to create very fine apartments, very large apartments, while keeping the intent of what Landmarks [Preservation Commission] wants us to retain.”

As previously reported, although the actual layouts are not done yet, the four westside buildings — a mix of four- and five-story garages to be joined together into one building — will contain 38 apartments, while two townhouses are planned for the building on the east side of the street.

Rooftop additions were approved by Landmarks but they cannot be visible from the street, according to Esnard.

The Stephen Jacobs Group Architects and Planners, based in Manhattan, is designing the project.
