We’ve got nothing against laundromats.

But if you own a house, wouldn’t you rather have the property next door be a handsome new condo building?

The red-brick rowhouse at 87 Nevins St. has had it both ways.

Until recently the house, which is located near the corner of Atlantic Avenue in Boerum Hill, had Atlantis Super Wash Center as its neighbor.

Avery Hall Investments, in partnership with Allegra Holding and ARIA Development Group, bought the laundromat property through an LLC for $18.025 million in 2014, city Finance Department records show. The site has frontage on Atlantic Avenue and Nevins and Pacific streets.

In 2015, the developers paid nearby property owners a combined $1.4 million to purchase air rights — and $380,700 of the money went to Victor Paul Corso and Maureen Corso, who then owned 87 Nevins St., Finance Department records indicate.

The developers of the laundromat site have constructed a seven-story, 30-unit condo building with a brick and steel facade designed by high-profile architect Morris Adjmi. Its address is 465 Pacific St.

In July, the Corsos sold their house at 87 Nevins St. for $2.3 million to Jason Manoharan and Marcella Manoharan, Finance Department records show.

That transaction is one of numerous Boerum Hill house sales that have closed in recent months.

 

The California Taqueria building sold for $3.3 million    

* According to Finance Department records, an LLC with Hiram R. Hamilton as authorized signatory bought 92 Bergen St. for $5.85 million in July. It’s a red-brick 1870s Greek-Revival rowhouse.

The seller was an LLC linked to a development and design company called Light/House Design.

The firm had converted 92 Bergen St. to a single-family home from a two-family home and constructed a horizontal addition on the back of the house, city Buildings Department filings indicate.

Amani Willett of Light/House Design and three other people had purchased the house for $3.23 million in 2015.

The house is included in the proposed Boerum Hill Historic District Extension, which the city Landmarks Preservation Commission recently put onto its calendar for designation consideration.

* In October, Kevin Walsh and Michael Keyserling paid $4.85 million for 377 Pacific St., Finance Department records show. It’s a single-family house with a modern facade.

This house is also located in the proposed Boerum Hill Historic District Extension.

* In August, 187 Court St., where California Taqueria had been located, sold for $3.3 million, Finance Department records indicate.

The purchase was made by four LLCs. Terrence Lowenberg is a member of the LLC with the largest stake in the property, Finance Department records show.

He’s a principal of Icon Realty Management.

When we went to look at 187 Court St. the other day, we saw that the firm had hung “Retail Space Available” signs on the building. Marketing material we found recently on Icon Realty Management’s website says the asking rent is $18,000 per month for California Taqueria’s former space. It’s being offered as a fully built-out restaurant with venting in place. There are deal sweeteners such as six months of free rent.  

* In June, William Edwards and Faye Premer paid $3.025 million for 227 Bergen St., Finance Department records indicate. It’s a classic red-brick rowhouse in the proposed Boerum Hill Historic District Extension.

* A two-story brick house in the Boerum Hill Historic District has changed hands for the second time in three years.

In May, Deeva Green purchased 112 Nevins St. for $2.645 million, Finance Department records show.  

The house was built around 1852.

The sellers, Jeffrey Weiss and Elizabeth Brand, had bought the house for $2,100,100 in 2014, Finance Department records indicate.

* Renovation is underway at 179 Wyckoff St., which Wyckoff 26 LLC with Sasan Azar as managing member bought in October for $2.05 million, Finance Department records show.
