We needed a break the other day after devouring donuts at Mike’s.

Seriously — read our other three stories about the Bay Ridge donut shop. We were allowed to visit after hours to see donuts being made the old-fashioned way.

It was an awesome experience. But we needed a brisk walk after all the noshing we did.

The cold was beastly. But we headed down Fifth Avenue and counted how many storefronts are vacant or adorned with “For Rent” signs, or both.

There were 17 of them, not including the spots where a sushi place and a Turkish restaurant are planned.

Some of the sites were empty the last time we did a vacancy survey — a full year ago.

* There’s an empty storefront at 7811 Fifth Ave. where massage parlor Shirley Day Spa had closed following a crackdown on alleged prostitution. When we spoke to the landlord last year, he told us he had a prospective tenant lined up. Hmm.

* Personalized Jewels and Gifts vacated the storefront at 8115 Fifth Ave. in the summer of 2013. It’s still empty. The broker handling the marketing in early 2014 told us back then that the landlord didn’t want a food tenant.

A different broker, Massey Knakal Realty Service’s Mitzi Flexer, has the leasing assignment now.

“All uses will be considered for this space,” Flexer told us via email.

“Retail activity in Bay Ridge is booming and we are receiving a lot of interest due to the fact that this site benefits from 20 feet of glass frontage, and it is located near the 86th Street retail mall and notable retail tenants.”

* At 8425 Fifth Ave., the storefront that had housed a Dunkin’ Donuts is still empty.

“A lot of Fifth Avenue landlords don’t want restaurant tenants,” Maria Castellano of Ben Bay Realty of Bay Ridge told us the other day.

She’s serving as the broker in the sale and leasing of a bar at 8121 Fifth Ave., Bullshots, which remains open while she does her marketing.

The asking price is $80,000. The purchaser would get the bar’s liquor license as part of the deal and would rent the location.

The rent is $6,000 per month, either for a five-year term plus a five-year lease renewal option or a 10-year term.

Castellano has had two or three deals lined up for the bar, but they didn’t pan out.

“I have two other people looking at it now,” she said. “But for some reason, these days, everybody wants a better deal.”

The owners of Bullshots have been in the bar business for more than 20 years and don’t want to be any longer.

Asking rents on Fifth Avenue in Bay Ridge are around $35 to $50 per square foot per year, depending on the landlord, Castellano said.
