Sheepshead Bay, old and new: Rental-and-condo tower soars above subway station

This tower’s so fancy that it has two names.

The glittering glass-faced building under construction next to the Sheepshead Bay B and Q train station is called Avalon Brooklyn Bay if you’re talking about rental apartments. It’s called 1 Brooklyn Bay if you’re talking about condos.

The site where the 28-story tower is being constructed is often identified by the address 1501Voorhies Ave. Avalon Brooklyn Bay is using one of the property’s other addresses, 1524 Sheepshead Bay Road.   

We got an eyeful of this development the other day when we were walking around Sheepshead Bay looking at the shoreline neighborhood’s old and new housing stock.

It was easy to spot the tower from various streets because it’s so much taller than other buildings in the area.

The joint developers of the project are AvalonBay Communities and Muss Development. There are around 230 residential units in the rental-and-condo building.

Avalon Brooklyn Bay’s rental apartments are already being marketed. Recently, when we checked AvalonBay’s website, monthly asking rents started at $2,060 for studios, $2,387 for one-bedroom apartments, $3,268 for two-bedroom units and $4,178 for three-bedroom apartments.

The apartments listed online will be ready for occupancy at various dates this summer and fall, with the very first apartments expected to become available on July 10.

Amenities include a fitness center and an outdoor swimming pool.

As for the development’s condos, a teaser website for 1 Brooklyn Bay says a “showroom” for them is coming this spring.

According to a New York Times story published last September, asking prices for one-bedroom condos at 1 Brooklyn Bay are expected to start at around $500,000.
