A New York real estate development firm has pre-filed an application for a new building permit at the site of the Romanesque Revival building that has been there since 1886.

The permit outlines plans for a 14-story hotel, with 37 hotel rooms, and a three-floor eating and drinking establishment with a terrace on the 10th floor, according to Brownstoner.

The historical six-story building in question is located at 186 Remsen St., and as of 2011 was named the oldest building in the Borough Hall Skyscraper historic district.

It is unlikely that the Landmarks Preservation Committee would allow demolition, but Brownstoner suggests that this could be “some kind of gambit on the part of the developers to convince the LPC to authorize demolition of all but the facade, which would allow them to still build a hotel.”
